Specialising in representing both Landlords and Tenants in rent review or lease renewal negotiations as well as advising clients in respect of acquisitions and disposals of factories / warehouses / trade counter premises generally.
Richard provides expert bespoke advice and representation to a number of high networth clients in relation to their diverse portfolios and represents Tenants and Landlords in negotiations or presenting Third Party submissions at Arbitration.
Charles Daniels

Having spent fifteen years representing both Landlords and Tenants at Richard Lionel & Partners in relation to all commercial property (including offices and retail), Charles established the IP Consultancy in order to focus his commercial property expertise solely on Industrial requirements rent reviews and lease renewals.
Specialising in representing both Landlords and Tenants facing rent reviews or lease renewals, Charles employs precise commercial strategies to ensure the best results.
Charles has a passion for Industrial Property and will always strive to make principled decisions and is focused on delivering to his clients, maximum performance and achieving the highest standards.
Barry Smith
CONSULTANT SURVEYOR
A consultant chartered surveyor with over 30 years’ experience in commercial property specialising in warehouse and trade counter properties throughout the UK.
Barry has represented a number of well-known National companies as well as landlords.
Specialising in acquisitions, rent review and lease renewal negotiations, arbitration and acting as an expert witness.
Melanie Goodman
PR, SOCIAL MEDIA & LEGAL
With a post graduate degree in Law, Melanie qualified into the commercial property team at Allen & Overy LLP in 2001, and practiced as a real estate lawyer.
During the recent past Melanie has worked in business development with a niche specialisation in marketing and brings a wealth of property experience to the IP Consultancy due to her connection with UK property law.
